What Is Mid-Century Modern Design? A Guide for Curious Homebuyers (and Design Lovers)

If you’ve ever asked yourself, “What exactly is mid-century modern design?” you’re not alone. Sometimes it can be tough to recognize, not only in today’s real estate market, but also in the design of furniture and other home accessories—anything from plates and stemware to the pots you put your plants in (because I know you have plants—right? Right?).

As someone who lives in a Ron Molen-designed home in Farmington, Utah, scrolls real estate listings daily, and previously lived in a Cliff May classic in Long Beach, I’ve spent years immersed in all things mid-century modern.

So today, we’re breaking it down: what defines this iconic design style, why it matters, and how to spot it in your home search.

What Is Mid-Century Modern Design?

Mid-century modern (or midcentury modern, depending on your preferred writing style) refers to a design movement that gained popularity between the 1940s and the 1970s. During this time period, many incredibly talented architects and designers created a variety of items (homes, office buildings, and home accessories) that married form and function.

Modernism? It became mainstream.

Mid-century modern style is:

  • Minimal, but warm

  • Geometric, but organic

  • Sleek, but unmistakably functional

Some people today look for mid-century modern designs under the concept of “contemporary mid century” or “mid-century modern modern.” To me, this demonstrates just how timeless and relevant the aesthetic still feels today. In fact, you can see the influence and staying power of this aesthetic in the mass marketing of contemporary furniture designs that look to emulate the original look and feel of what was produced 60+ years ago. Here’s a tip: the furniture may look similar, but nothing beats an original if you can find one. More on that in subsequent posts. :)

Defining Features of Mid-Century Modern Homes

Finding and walking through a mid-century modern home is one of my absolute favorite activities. Some of them are living time capsules, having a single owner and essentially having never been touched by a remodel. Others have been refreshed here and there by a skilled hand but maintain their original aesthetic. Still others may have been painfully gutted by an owner or two who may not have fully appreciated the artistry that went into designing the original space. (It’s okay, we listen and we don’t judge…okay we judge a little.)

Regardless, true mid-century modern homes often share key design characteristics. Be on the lookout for:

  • Clean lines and geometric shapes

  • Open floor plans that support flow and connection

  • Floor-to-ceiling windows that bring the outdoors in

  • Natural materials like wood, stone, and brick

  • Post-and-beam construction with exposed ceilings

  • Flat or low-pitched roofs

  • Functional design—every feature has a purpose

The spaces will feel intentionally simplistic. Mid-century homes feel designed, but are never overdone. When you walk into a mid-mod home, you will generally feel a sense of peace and calm. Once you’ve been in one, you may be hooked for good. I know I was.

Why This Style Still Works Today

There’s a reason people are still obsessed with this design style decades later. Mid-century modern homes are incredibly livable, light-filled, and endlessly stylish. They blur the line between nature and structure. When well maintained and designed, they feel fresh, even when they’re 60 years old.

MCM homes work for families, creatives, minimalists, and maximalists alike. It works for those who want a space that feels comfortable and alive, that’s unique and has its own vibe that feels special. It’s adaptable to you—but always feels rooted in good design.
