Step 1: The First Conversation
Every great working relationship starts with a conversation. When you reach out to me, we’ll schedule a time to talk—either in person, on the phone, or virtually—to go over your goals, timeline, and any concerns you have. I want to know everything:
Why you’re selling
What your ideal timeline looks like
How involved you want to be in staging, prep, and marketing
What’s most important to you in the process
I’ll also take this time to walk through your home and give you my honest and professional opinion about what buyers will love, what might need tweaking, and what we can do to make your home stand out. All of this is the initial work to ensure your home sells quickly and at a great price, which leads to the next step.
Step 2: Pricing Strategy & Prepping to List
Pricing a home isn't just about what your neighbor sold theirs for. I do a full market analysis using recent sales, market conditions, and the unique details of your home—especially if it’s a mid century house or has desired design features that may increase its value compared to other homes in the area.
Then, we’ll discuss how to prep your home to make it shine. This is where my unique background comes in handy:
I have a strong eye for style and staging and will guide you through simple changes that make a huge difference—whether that’s decluttering, rearranging furniture, or bringing in a few new items, like chairs, rugs, or even plants. All of this can elevate the space and help prospective buyers really see themselves at home when they visit.
I also help identify any repairs or updates worth considering before we list. My background in property management means I notice things like aging systems, potential inspection issues, or curb appeal opportunities that others might miss.
The goal? To present your home in a way that makes buyers fall in love and to do it in a way you’re completely comfortable with.
Step 3: Professional Photos & Listing Launch
Once your home is show-ready, I bring in a professional photographer to capture the light, lines, and feel of your space. These photos are key to generating interest for showings and open house events.
Next, I craft a compelling listing and launch your home across the MLS, social media, and my professional network. If your home is has a mid century vibe, I’ll make sure it reaches buyers who are specifically searching for that design style on my @MidModUtah Instagram account.
Step 4: Showings & Communication
I handle all incoming inquiries and showing requests, and I’ll keep you updated on how each one goes. We’ll discuss what buyers are saying and whether we need to make adjustments.
If you’re still living in the home, I’ll help coordinate showing times that work for your schedule. If the home is vacant, I’ll make sure it’s always presentable and accessible.
Step 5: Reviewing Offers (and Knowing What’s Real)
When offers come in, I don’t just send you the numbers—I walk you through every piece:
Price
Financing details
Contingencies
Timelines
Red flags or areas we can counter
I help you read between the lines and choose the offer that’s truly the strongest based on your specific wants and needs.
Step 6: Negotiations & Paperwork
We’re getting closer! This is where I work to negotiate on your behalf to protect your bottom line. I do my best to make sure you’re not stressing over the fine print and you can accept an offer confidently.
Step 7: Inspections, Appraisals & Closing Coordination
Once you’ve accepted an offer, I stay by your side all the way to the finish line. I work with the buyer’s agent to keep everything moving and update you every step of the way. If anything comes up during the inspection or appraisal, I’ll help navigate solutions quickly and smoothly.
